Home Information Pack
As of now all properties "New to the market" in England and Wales will require a
Home Information Pack by law.
There are now several companies offering the service of home information packs, as you will require a solicitor in order to conclude the transaction of selling your property you may also choose to obtain your home information pack from your solicitor.
AS OF 1st January 2008 All residential property being marketed in England and Wales will require a Home Information Pack - HIP, even those that were previously exempt. YOU MAY HOWEVER MARKET YOUR PROPERTY AS SOON AS AN INFORMATION PACK HAS BEEN ORDERED, YOU DO NOT HAVE TO WAIT UNTIL YOU HAVE RECEIVED OR COMPLETED THE PACK.
Contents of A Home Information Pack:
- Terms of Sale
- Evidence of title
- Copies of any planning, listed
building and building regulations consents and approvals
- Copies of warranties and guarantees,
for new properties
- Guarantees for any work carried
out on the property
- Local search replies
- An energy performance certificate
- A home condition report can
be provided on a voluntary basis and included as an 'authorised'
document. See below for more information.
Leasehold properties:
- A copy of the lease
- Most recent service charge
accounts and receipts
- Building insurance policy
details and payment receipts;
- Regulations made by the landlord
or management company;
- Memorandum and articles of
the landlord or management company
Properties That Do Not Require Home Information Packs:
- Properties in Scotland and Northern Ireland
- Private sales (eg. to a family member, neighbour, or friend)
- Non-residential property or
where homes are in mixed use with commercial property
- Properties sold with sitting
tenants and not available for owner occupation
- Portfolios of residential
property
- 'Right to Buy' sales by Local
Authorities or other social landlords
- Homes held on a lease of less
than 21 years
